Got Questions About Lease Break Fees? Need Help!

I’m thinking of breaking my lease due to personal reasons but I’m unsure about the penalties involved. What fees am I looking at? Also, if my landlord agrees, do they have to put it in writing? Any advice on what my rights are would be super helpful!
