Need to break my lease early - options and advice needed!

I'm feeling really stressed because I need to leave my apartment early, but I'm stuck in a lease. I heard that N11 agreements could help, and I'm wondering if subletting is a good option. How do I get my landlord on board? What penalties should I expect? Any advice would be appreciated!
