Desperate to break my lease early: What are my options?

I'm feeling really stressed about my basement apartment. I'm worried about legality issues, the lack of proper windows, and some moisture problems. I can't stay here any longer, but I’m stuck in this lease. What are my options to get out early? Can I sublet or use an N11 agreement without penalties?
