Do green features really save money or just hype?

I've been hearing a lot about LEED and WELL certifications, but are the so-called savings from eco-friendly buildings any real? Landlords often ask for employment letters or bank statements, raising a red flag for me. Is the green premium worth it or just marketing fluff?
