How to tactfully negotiate rent in Toronto?

I'm looking to negotiate rent for an apartment close to campus. Given the high costs in Toronto, what tactics can I use to talk down the price? Any tips on asking for discounts, such as getting the first month free? I'm also concerned about roommate compatibility and shared costs.
