Curious about lease takeover cash offers - is it legit?

I’ve heard some landlords are sweetening the deal with cash incentives to take over leases in Toronto. Sounds enticing, but what’s the catch? Are they trying to dump a problematic property or hiding issues? Anyone else experienced this? Too good to be true?
