How's the Broadview Ave area for rentals? Any tips?

I'm considering moving to the Broadview Ave area in Toronto and I'm a bit nervous about finding a good place. Would love to hear from anyone who lives nearby! What's the rent like? Is it safe, and what’s the vibe there? Any advice on transit access would also be appreciated!
