Subsidized Housing in Toronto

I’ve been reading a bit about subsidized housing in Toronto, but it’s still confusing how the process really works. Who actually qualifies for it, and how long are the wait times? I keep hearing it can take years, but is that true for everyone or just certain areas? Also, are the buildings decent, or are they mostly older units far from downtown? Trying to understand if it’s something worth applying for or if it’s unrealistic to expect anything soon. Would love to hear from anyone who’s gone through it or knows how the system really works in practice... ty
