Looking for tips on renting a larger apartment with friends

I'm considering a 3+ bedroom apartment with friends to share costs in Toronto. What do landlords usually require for applications? Are group house rentals for professionals a good deal? I wonder if splitting a larger 4-bedroom place will actually be cheaper in the long run.
