Considering Storage Options for Downsizing in Toronto

With kids moved out and looking to downsize, I'm weighing the costs of a storage locker versus a larger condo. Are storage locker costs generally included in condo fees, or are they extra? Is it really worth getting a bigger place just for storage? Any recommendations for cheap storage nearby?
