Is $3200/Month Fair for a 2-Bedroom Near Yonge-Eglinton Station? Need Advice

Found a 2-bedroom, 2-bathroom condo right at Yonge & Eglinton (literally 2-minute walk to subway). Landlord is asking $3200/month. It's a newer building (2018), has gym/pool, in-suite laundry, parking included. The unit looks good but I've never rented in that area. Is this price reasonable for the location? I've been looking for months and everything decent seems to be $3000+ for a 2BR. For context: - Me and my partner, both working professionals - Need easy access to downtown (both work near Union) - Want to stay in this place for 2+ years - This would be about 35% of our combined income The neighborhood seems nice but wondering if I'm overpaying for being right at the subway. Are there better deals a bit further from the station? Anyone familiar with that area?
