What’s the vibe in Kensington Market these days?

I’ve been hearing a lot about Kensington Market's rental scene lately. It seems like the eclectic vibe is still strong, but are rents keeping up with that? Anyone know if it’s still possible to find a decent place without breaking the bank? Also, how are the amenities these days?
