Considering Pre-Con Rentals: Excitement and Hesitations

I'm intrigued by the prospect of renting a pre-construction condo in Toronto, but I have some concerns. What documents or approvals do landlords usually require? I'm also worried about potential construction delays or unforeseen risks of living in a not-yet-completed building. Any insights?
