Eco-certified living: Are the savings really worth the premium?

I've been looking into LEED and WELL certified buildings in Toronto, and I'm curious about whether the higher rents are justified. Do these eco-friendly features actually lead to cost savings on utilities, or is it mostly just marketing hype? Can anyone share their experiences or insights?
