Need clarity on assignment vs subletting options!

I'm really confused about whether I should go for an assignment or a sublet to leave my 2-bedroom rental in Toronto. What's the difference between the two? Which option is better to permanently leave the lease earlier? Do I need my landlord's approval for either? Help!
