After dealing with some questionable property management companies, I've learned the hard way that you need to ask the right questions upfront. Here's my list of essential questions:
**About the Building:**
- How long has your company managed this building?
- What's the average response time for maintenance requests?
- Are there any ongoing building issues I should know about?
- What building amenities are actually working/available?
**About Policies:**
- What's your policy on lease transfers/assignments?
- How much notice for rent increases?
- Guest/visitor policies?
- What happens if I need to break my lease?
**About Financials:**
- All fees upfront (admin, key, cleaning, etc.)
- When/how is rent due?
- Policy on late payments?
- What does damage deposit cover?
**Red Flags I've Learned to Watch For:**
- Won't provide references from current tenants
- Vague about maintenance responsibilities
- Pushy about signing immediately
- Won't put agreements in writing
