Confused about subletting rights and landlord rules

My landlord just denied my request to sublet, but I thought I had rights to do that? I’m not sure if they can stop me or what the process is. Also, what about using Airbnb—are there restrictions around that? If I want to assign my lease, what can my landlord legally restrict?
