Kensington Market vs. Parkdale: Which Has Better Rentals?

I'm torn between Kensington Market and Parkdale for my next place. Kensington seems artsy but the landlords can be indifferent. Parkdale has its charm but some buildings look like they're falling apart. Anyone had experiences in either area to help weigh the pros and cons?
