Subletting rights confusion - what can landlords actually restrict?

I'm really confused about my rights regarding subletting in Toronto. My landlord just denied my request, but I thought the law allowed for some subletting? Are there specific rules on Airbnb too? I’ve heard mixed things about lease assignments—what are landlords actually allowed to limit?
