Need to break lease early - basement safety concerns!

I'm really stressed about my basement apartment lease. I've been dealing with moisture issues, unsafe windows, and other safety concerns. I want to get out early but I'm worried about penalties and how to navigate N11 agreements. Are there options for subletting or getting my landlord's cooperation?
