Confused About Quirky Lease Clauses!

I just found a lease that says I can't have friends over after 9 PM? Is this even legal? Plus, they want a 'cleaning fee' that's deducted monthly but not for any specific services. How can I know if this is actually reasonable? I seriously need affordable housing near campus!
