Stuck in a lease! Need help getting out early

I'm really stressed out about being stuck in my lease and need to leave early. I’ve heard about N11 agreements, but I’m not sure how they work. What are my options for breaking my lease without penalties? Can I sublet? Any advice on negotiating with my landlord would be appreciated!
