Gentrification in Parkdale - worth the hassle?

I've been watching Parkdale change so much over the last few years. It's got this cool mix of cultures, but it's also getting pricey. Anyone else feel like the charm is fading a bit? How do the rental prices compare here? Is it still a good deal or just becoming another hipster hotspot?
