How to Negotiate Rent with Difficult Landlords

I’m fed up with my landlord’s lack of maintenance and how they keep hiking the rent. What are some strategies to talk down the price? I’m thinking of asking for a discount or maybe the first month free. Any tips on finding wiggle room or leveraging my situation would be a huge help!
