Do green buildings really save money? Curious but skeptical!

I've been looking at apartments with LEED/WELL certifications and smart tech, but I wonder if the so-called 'green premium' actually pays off in savings. Are those energy-efficient features really worth the extra cost, or is it just clever marketing? Would love to hear others' experiences!
