Is $2,800 too high for a 1BR in Leslieville?

Hi everyone! I found a charming 1-bedroom apartment in Leslieville for $2,800, but I'm not sure if that's reasonable given current market trends. The space is nice but doesn’t have in-unit laundry. What do you all think? Is this a fair price for the area right now?
