Stunned by Rent Hikes: Why Are New Apartments So Expensive?

I can't believe I’m seeing rents that are 30-50% higher than what I pay now! It's so frustrating to find the same building charging different prices for old vs. new tenants. Why is rent $500 more for the exact same unit? This turnover rent spike is baffling! How are renters expected to keep up?
