Why is rent 30-50% more for new apartments in Toronto?!

I can’t believe what I'm finding! Rent for new apartments here is 30-50% higher than my current place. Why is there such a huge rent gap between existing and new tenants? And how is it that the same building charges different prices? This turnover rent spike is so frustrating!
