Is it worth renting in Leslieville or Riverside right now?

I've been eyeing Leslieville and Riverside, but I can't decide. Leslieville seems to have that cute small-town vibe with great coffee shops, while Riverside feels a bit trendier with its unique boutiques. Anyone living in either area? How's the rental scene and safety lately?
