Stuck in Lease - Looking for Ways to Break Without Penalty

I'm really stressed because my landlord is raising the rent, and I'm worried I can't afford it. Are there legal limits on how much they can raise it? I'm looking for options to get out of my lease early, like subletting or N11 agreements. Any advice would help—I'm feeling stuck!
