What's the deal with the Beaches these days?

I've been eyeing the Beaches for my next rental, but I'm feeling a bit overwhelmed. I've heard it has that tight-knit community vibe, but is the rental market as competitive as everyone says? And how’s the safety with all the new developments happening near the boardwalk?
