Cost-sharing strategies for renting large apartments

I'm in a bind trying to find a large apartment in Toronto. I'm considering a 3BR split between friends or a group house rental with coworkers. Has anyone had success with 4 bedroom places that make cost sharing more manageable? Looking for tips on finding good spots and negotiating leases quickly!
