Struggling with lease—how to break it early?

I'm feeling really stressed about my lease in Toronto. I need to leave early due to unforeseen circumstances, but I'm worried about penalties. I've heard about N11 agreements and subletting, but I'm not sure what my options are. Has anyone dealt with breaking a lease without penalty? Any advice?
