Looking into lease takeovers - why the cash incentive?

I see many listings offering cash to take over a lease, which feels suspicious. What's the catch? Are people desperate to leave or are they hiding issues? I'm curious but wary - it all seems a bit too good to be true. Has anyone else experienced this?
