Need tips for renting in Kensington Market this winter!

Hey everyone! I'm moving to Toronto in January for my studies and I'm eyeing Kensington Market. I've seen places listed around $1800 for a one-bedroom. Is this a fair price? Also, any advice on dealing with winter heating issues or what to look for in a lease would be super helpful!
