Confused about rental heating clauses as winter hits

I'm a first-time renter in the Annex, and my lease states I'm responsible for maintaining the heating system. Is this normal? Also, my landlord just asked for access to check the boiler next week. Should I be worried? What should I do if something goes wrong? Thanks!
