Confusion over Unusual Lease Clauses for International Students

I’m new to Toronto and just signed a lease, but there’s this weird clause about restricting guests after 10 PM. Am I really expected to kick friends out? Plus, they have a maintenance fee that isn’t specified in the rent. Should I be worried about these terms?
