Confused about subletting rights and landlord restrictions?

Hi everyone, I'm a bit baffled about subletting in Toronto. My landlord denied my request to sublet, but I thought tenants had rights to sublet under certain conditions? Also, is it true that Airbnb might have restrictions too? What's the legal process for subletting or lease assignment?
