Need advice on rental prices in Leslieville this winter

I'm looking at apartments in Leslieville, and I've seen places going for around $2500 for a 1-bedroom. With the vacancy rates being so low lately, I'm wondering if I'm paying too much. Is this a good time to negotiate, or is it really a landlord's market right now? Any insights would be appreciated!
