What's up with Queen West rental prices these days?

I've been eyeing rentals in Queen West, but holy smokes, the prices are wild! I love the vibe and all the art galleries, but are people actually getting value for what they're paying? How much are utilities adding to those monthly bills? What’s included in rent around here? Anyone have tips?
