Lease Takeover Curiosity - What's the Catch?

I've stumbled across lease takeovers with cash incentives to sweeten the deal. It sounds almost too good to be true, especially in Toronto's market. Why would someone pay me to assume their lease? Is this a hidden debt or maintenance issue? Can anyone share experiences?
