Why is rent so much higher for new tenants in my building?

I can't believe I’m seeing apartments that cost 30-50% more than what I currently pay! How can the same building charge new tenants $500 more? This turnover rent spike is so confusing! It feels so unfair—why are old tenants paying so much less than newcomers? What’s the deal with rent control here?
