What's the scoop on Parkdale rentals?

I've been seeing Parkdale evolve into quite the hot spot lately. Rent seems to be climbing, but the vibe is so unique with all the cafes popping up. Anyone else feel the neighborhood's gentrification? Safety seems better, but I'm curious how long this trend will last. What do you all think?
