What is up with these lease terms? 🤔

I just got a lease that says I can't use the patio after 10 PM? Why would a landlord care about that? I'm confused about this condition because it's a shared space. Also, what’s with the requirement to notify them 60 days before moving out? Seems excessive, right? 😕
