Is this lease takeover offer too good to be true?

I came across a lease takeover incentive that sounds almost too enticing. They're offering cash to take over leases near TTC subway lines, which is perfect for easy commutes. But what’s the catch? Why would someone pay to unload a lease? Anyone experienced with this?
