Kensington Market rental scene these days?

I've been hearing a lot about Kensington Market lately. The vibe is so eclectic, but what’s the rental scene like? Are landlords asking for first and last plus a deposit on top? Anyone who’s moved there recently have tips or thoughts on the area? I've always loved the shops and food spots around!
