Searching for 2BR under $2500 in Toronto: Need advice!

Hey everyone! I'm on the hunt for a decent 2 bedroom apartment under $2500/month in Toronto. Can anyone recommend the best areas for 2BR under $2500? Also, if I’m unsure whether a building is rent controlled, how can I find out? Any tips on 2 bedroom value under $2500 would be greatly appreciated!
