What's up with rents in the Beaches?

I've been eyeing the Beaches for a while now, but the rents seem steep! Is $2,500 for a 1-bedroom fair? I love the vibe there, especially with the lake so close, but I'm worried about getting priced out. Anyone living there have thoughts on rent prices and the neighborhood feel?
