Need advice on finding a rental in Leslieville this winter

Hi everyone! I’m moving to Toronto and looking to rent in Leslieville. I’m seeing a few listings around $2600 for 1-bedroom apartments. Is that reasonable? Also, any tips on what to watch out for in lease agreements? Appreciate any insights!
