Questions About Lease Terms and Transit Access

I’m looking at a place near the subway but found some lease terms confusing. Can my landlord restrict access to common areas based on my rent status? Also, I’d love to know what to do if my landlord fails to maintain transit access. Any insights would be appreciated!
